I’ve spent more than thirty years in sales and real estate, most of it in New York City — one of the most demanding markets there is. I founded and ran Real Estate Solutions HQ, a commercial real estate acquisitions, development, and investment advisory firm, where I learned how real deals actually come together: not through pressure or gimmicks, but through trust, follow-through, and out-preparing the competition by truly understanding my clients.
Somewhere along the way I realized the skills that close deals can be taught — so I wrote them down. “Are You Ready, Willing & Able?” became my sales-training program for real estate agents: a complete, no-pressure approach to the craft, built from what actually worked in the field, not from theory. I’ve trained, spoken to, and motivated agents on the same principles this company runs on today.
And because I’ve always built my own websites and systems, I’m one of the few people who can both teach an agent to sell and build the technology that does the heavy lifting for them.
I sold real estate myself for years, and I’ve spent thirty-plus years in sales and training. So I run done-for-you AI growth systems for residential real estate professionals — and I run my own company on the same architecture.
The problem I went after is the one this industry has learned to live with: the old leads, the past clients, the database nobody has time to work — thousands of contacts an agent already earned, sitting in a CRM, going colder every month for want of a follow-up. That was never a lead problem. It was a system problem. So I didn’t build a tool to admire it. I built the system that works it — reactivation first, then relentless follow-up, until it’s an appointment on the calendar — and I put the guarantee in writing.
I’m the one who went after this problem and built the fix, and I’m the operator who designed the system — for real estate professionals, because that was a part of my world for thirty years.
That’s why the first thing I offer isn’t a pitch. It’s a 15-minute Database Read: we look at your past clients and old leads together and put a dollar figure on what’s sitting there — and I’ll send it to you in writing, whether we ever work together or not. Your numbers, not mine. If you want it worked, I build and run it for you, and the messages are written by a sales trainer and author.
How I built it.
And the part almost nobody else has: I run an AI chief of staff under a written governance protocol. A versioned markdown corpus, SHA-256 hashed and verified every week against a manifest anchor. A precedence order. A citation law — every rule cited to file and line, same turn, or presumed guessed. A board law — nothing served from memory. A permission law — the AI states why, what, and when before it touches my machine, then waits. A corrections ledger ruled nightly, and one rulebook that carries standing force.
The whole thing is built model-agnostic. The protocol lives in files, not in any one model, so it runs on whichever frontier model is best at the time — and it has already carried through model updates without a rewrite. I don’t chase the noise. Every strategic move gets full due diligence first: sourced industry research, competitor teardowns, the numbers behind every claim — before it touches my systems or a client’s.
I don’t write the code. I own the problem definition, the constraints, the spec, and the acceptance — generated under my direction, verified on my screen before anything ships. The model drafts. The protocol governs. I decide.
No pressure, ever. Not in how I sell to you, and not in what I teach. If urgency is the strategy, it’s the wrong strategy.
